JUNE 2019

BUILDING

  • Completed ceramic tile in Unit C pool

  • Completed floor tile in Unit H and started on grand stair tile

  • Completed ceramic tile Unit F & G corridors

  • Completed installation of floor in fitness/therapy pools

  • Completed cleaning and started prep for pool liner in Unit C pool

  • Completed aluminum door frame installation on interior and exterior of buildings

  • Completed installation of metal siding panels around the building

  • Continued to install window and door frames with glazing on interior and exterior of building

  • Completed majority of lighting and devices in all areas

  • Completed majority of finish painting in all areas

  • Completed majority of ceiling grid and tile installation

  • Completed majority of drywall finishing in unit G

  • Installed striping and sleeve anchors on gym floors

  • Continued to finish casework installation thru out building

  • Completed trimming out and setting fixtures in all locker rooms

  • Continued site improvements on all sides of building

  • Continued elevator installation

  • Started installation of TRX room wood flooring

  • Completed rubber flooring in Unit E fitness for weights and exercise rooms

MAY 2019

BUILDING

  • Completed majority of tile mud set in Unit C pool

  • Completed all ceramic tile on fitness pool deck

  • Completed final painting of all remaining walls in fitness/therapy pools

  • Continued aluminum door frame installation, interior and exterior

  • Continued installation of metal siding panels around the building

  • Continued to install window frames and glazing on interior and exterior of building

  • Installed lighting and devices in all areas with finished ceilings

  • Started finish painting in all areas completed

  • Continued installing ceiling grid and tile in all areas

  • Continued finishing drywall in Units F, G, & H

  • Followed drywall finishing with painting and trim thru out building

  • Completed installation of racquetball courts

  • Installed gymnasium flooring, sanded, and sealed wood ready fro striping

  • Continued casework installation thru out building

  • Completed toilet and shower partition installation

  • Continued trimming out and setting fixtures in all locker rooms and Unit E

  • Continued site improvements on the building’s north and east sides

  • Completed EIFS on south elevation at Unit G

  • Started elevator installation

  • Completed exterior CMU screen wall and column enclosures in Unit C

MARCH 2017 UPDATE

  • Pool bids will be submitted next week and steel package is projected to go to bid this week.
  • Variance approvals are expected for this week on construction pieces for the bid.
  • Final property acquisitions are soon expected to be under contract, including the Moringa Tree and the Mexican Market.
  • Expected project overruns have been realized and there are some design changes will be taking place - overruns will be covered by the contingency.
  • The design budget is still being refined.
  • A first LLC board meeting (Community Foundation of Elkhart County and Beacon) will be taking place within next couple of weeks.
  • Need to secure $3-4 in fundraising.
  • Building zoning / placement variances will need to be submitted with the City the third week of April for approval the second week of May.

JANUARY 2017 UPDATE

  • The first commercial building is down.  The east side and back of EYCC building is down.
  • Still working on completing bid estimates and they are underbudget.  They are going to bid soon and project knowing the bid outcomes the second week of March.  The bid estimates did not touch any contingencies.  Project is tracking well until we get the market to respond. These structural bids will be the largest number.
  • Decided to set a decision threshold for anything over $100,000 to be presented to core team. 
  • Timeline: 
    • Demolitions will occur through March.
    • Bidding will be a three-week duration.
    • Mobilization will start by end of March for foundations – there is a lot of earth to be moved.
    • Late summer we project to have construction out of the ground.
  • In March there is hopes of completing the appropriation to the City Council for approval of a grant for $2MM.
  • Umbaugh is completing the City bond analysis for the River District project to determine best funding to complete all projects with no tax impact to the community.  Best options will be presented to City Council. 
  • Formal press ceonference will be in February.

DECEMBER 2016 UPDATE

  • Demolition of smaller buildings surrounding the prior EYCC facility began right after Christmas.  It is anticipated that all construction site buildings will be demolished by end of March.
  • The City of Elkhart is working on approvals to assist with funding for the South parking lot for the facility.  A decision should be made within the first quarter of 2017.
  • Elkhart Community Schools are finalizing their lease agreement with the newly established LLC comprising of the Community Foundation of Elkhart County and Beacon Health System.  School board approval for the lease is projected for early 2017.
  • Early bid estimated were completed and were approximately $300,000 under budget.  Bids will be released for the structural aspects early 2017 which comprises of one-third of the overall construction budget.
  • It is projected that the official groundbreaking will occur very soon after the demolition is complete in March.
  • A formal press conference will occur soon after the school board approval of the lease - early 2017.  All partners will be present at the press conference which will be held at The Lerner Theater.
